TOP 9 QUESTIONS TO ADDRESS DURING VIRTUAL HOME TOURS

If you’re finding yourself hosting more and more virtual open houses, you’re not alone. Virtual home tours are on the rise right now. A virtual tour allows prospective buyers to check out a house they’re interested in without having to leave the safety of their current home.

Virtual tours can show off the features of a home very successfully. However, during a virtual tour, people might forget to ask some of their more specific questions! To help everyone stay informed, you can answer some of those on your tour and provide your contact information for people so they can get in touch about anything else they are curious about.

"As an agent, it's your job to give your clients the best idea of what a home is like! Answer all of their questions and answer some of these for them in case they aren't sure what to ask."

1. How much do utilities usually cost?

Utilities are going to be a monthly cost, and they may fluctuate month to month. It’s important to give buyers an idea of what utilities cost so they can make an educated decision when it comes to their monthly budget!

2. What is the neighborhood like?

Since buyers aren’t driving to the open house and getting a chance to see the neighborhood, give them an idea of what it’s like! Are the neighbors friendly? Are there potlucks and block parties? Is it a busy street? These are good things to know when looking for your next home.

3. What's within walking distance?

Again, share what’s near the house! Is there a beautiful park down the street that will be easy to get to with young children? Is there a dog park? A local corner store? Let potential buyers know what’s beyond the four walls of the home.

"You're selling the home and the neighborhood! Show clients how great the area is and let them know what life will be like."

4. Are repairs needed?

If something in the home needs to be fixed, letting buyers know ahead of time will let them make an educated decision. For example, will the roof need to be replaced soon? Repairs are common, and knowing about them ahead of time keeps everyone happy.

5. What is your favorite part of the home?

As an agent, you show houses every day! Share your favorite part of the home, so buyers get a feel for what makes this house special.

6. Why is the home for sale?

The reason the home is on the market may be as simple as the family is looking for more space, or they need to relocate for a new job, but if it’s for other reasons, it’s a good idea to let buyers know so they can understand the full picture.

"Be transparent about what has been repaired recently and what might need to be repaired in the future so your clients can make an informed decision."

7. What kind of sun exposure does the home get?

Gardening is booming! If there is a yard, it’s a good idea to highlight what kind of sun exposure the house gets so people can know what they can plant successfully.

8. What cell service is reliable in the area?

While this may seem like a funny thing, people want to make sure their phones work in a place they might move to! Since they won’t be there to see for themselves, let them know what the service will be like.

9. Is there high-speed internet available in the area?

With more people working from home than ever, people need fast, reliable internet service! Let your clients know if the house already has high-speed internet or if they can upgrade it when they move in!
