REAL ESTATE MARKETING STRATEGIES FAVORED BY
SUCCESSFUL REAL ESTATE AGENTS.
There are many real estate marketing strategies you can use. But what is the most effective way to reach more clients?
When you’re a real estate agent, marketing never stops. Whether it’s marketing yourself, your services, open houses, events, or properties you’re listing, you need to be at the top of your marketing game.
No matter what your goals are, here are some of our favorite real estate marketing ideas.
1. Direct Mail Campaign
A direct mail campaign allows you to reach a targeted area and advertise your services. For example, you can send postcards with information on recently sold homes, flyers for open houses, and other mail pieces introducing yourself.
Your direct mail campaign should be eye-catching, informative, and helpful to the recipients. To round out your campaign, direct potential clients to your website, invite them to an event, or offer them something.
2. Use a List Manager
Successful agents will use a list manager for their direct mail campaigns. The list manager will allow you to keep track of who you’re mailing, target the suitable home types and neighborhoods, and more.
Here at My Marketing Matters, we’ve just launched our NEW List Manager 2.0. We’ve listened to customer feedback and are happy to introduce these features:
- Legacy List Button allows you to import previously uploaded lists into the new system. Our proprietary filtering system scans addresses in seconds for accuracy against the most up-to-date deliverability standards.
- Auto-mapping of uploaded lists with drag n’ drop functionality to quickly rearrange address fields and a label preview to see changes in real-time.
- Full map view in both the updated Around Property + Map Search sections with easy reviewing, deleting, and searching individual addresses.
- Single building searches in the updated “Street Search” section.
- Access to view individual addresses and names upon saving one of our new lists.
- There is no charge access to mailing addresses and combining more than one farming list for a tailored mailing approach.
- Access to saved lists allows you to grow your business, all in one convenient location.
3. Email Marketing
Email marketing is an excellent way to reach a large audience without a large budget. Email campaigns allow you to get in touch with your clients in a friendly and professional manner, without requiring too much of their attention.
Use emails to give your clients quick updates on your business or send them to a landing page with more information.
Bonus Info: Direct Mail Marketing vs. Email Marketing
Email campaigns and direct mail marketing are both excellent ways to promote your services. Direct mail provides your potential clients with a tangible experience. Email marketing is good for reaching current or potential clients you have already identified with a more systematic marketing approach.
For increased success, create an effective, long-term marketing plan that involves several different marketing tactics allowing you multiple “touchpoints” with your target audience.
In both cases, you’ll want to make sure you’re working from a clean list. For direct mail, you can use our List Manager. For email marketing, you’ll want to be sure that each contact has opted in to receive email communications before you send that first campaign.
4. Social Media
Whether you’re trying to attract buyers or sellers, social media is a way to create a cohesive image across multiple platforms. It can be challenging to develop a consistent social media plan, so if you don’t have the resources to allocate to frequent posting, that’s ok. It’s almost just as important that you have a profile with your contact image, so people can find you if they’re looking for you!

5. Real Estate Websites
By now, you’re familiar with online platforms for listing homes. Many young and new buyers are completing their searches online. Online listings are beneficial right now, as the market is moving very quickly. These sites allow buyers to get a good feel for a home before the showing.
6. Write a real estate business plan
One of the best ways to direct your marketing efforts is by creating a business plan! Whether it’s to figure out your marketing efforts, where to focus your advertising dollars, or how to grow your business, a business plan will allow you to reflect your efforts in a positive way.
To get started, look for a business plan template online that fits your goals or can be easily tailored to your needs.
7. Think about your target audiences
You may have a niche as an agent, and your niche will help show you how to focus your marketing efforts. List managers, targeted ads, and other targeted marketing can all be used to find the right clients for you.
8. Draft a new mission statement
If you’ve been working in real estate for a while, it can be helpful to take a step back and draft a new mission statement for yourself. Think about how you can help your clients, why you enjoy working in real estate, and how your experience and expertise have changed over the years.
By taking some time to develop your personal brand and mission statement, you will better help your clients and market yourself more effectively.
